This is the first post in a new monthly series where I dig into the data behind a different corner of the North Valley — starting with Crested Butte South. Most people know it as CB South, and if you haven't spent time there recently, the neighborhood has changed a lot.

CB South sits about 7 miles from downtown Crested Butte, another 3 up the road to the Crested Butte Mountain Resort ski hill, and just 20 minutes from Gunnison — close enough that grocery runs, shopping, and catching a flight are all genuinely easy. It's a family-oriented neighborhood with a commercial district that's booming: restaurants and bars, a new veterinary hospital, a thriving modern dental office, a hockey rink, and a 10,000-square-foot public library currently under construction, on top of the amenities already there.

Median sold price in CB South climbed from $954,750 in 2021 to $1,525,000 in 2025 — a 57% increase over five full years. There was one dip worth naming: 2023, when prices corrected after the runaway pace of the Covid-era market. That's the year to remember if you hear anyone say CB South prices are "falling" — they aren't. They corrected once, then kept climbing.

 

Days on Market & List-to-Sold Ratio

The 2023 correction shows up here too — median days on market nearly doubled to 122, the slowest year of the five. By 2025, CB South was back down to 78 days on market. Through all five years, homes have consistently sold within 95–100% of list price, meaning sellers haven't had to discount meaningfully to move a property — even during the slower 2023 window.
