I dare say, here we go again? Summer has officially ended — all the kids went back to school this week. I've already spotted yellow leaves in the backcountry, and that nip in the morning air is back; we're drinking coffee by the gas fireplace again. September is the best month in Crested Butte, no doubt about it. The weather is close to perfect for everything we like to do outside, and there are a few less people out there to share it with.

I summited Mount Emmons this past weekend for the first time — that huge peak overlooking the west end of town that you look at every single day without ever quite getting around to it. The photo above is me taking a seat at the top in my moment of "holy shit, this is high up here." I survived, and I'd do it again next weekend if my legs would let me.

Town of Crested Butte Market Update: 2021–2026

Now for the numbers. This is the second installment in a four-part series where I'm breaking down each of our North Valley markets one at a time — this month, it's the Town of Crested Butte itself.

For context: Crested Butte is a small, walkable Victorian mining town sitting at 8,885 feet in the Elk Mountains, ringed by national forest and known for the colorful storefronts and restaurants along Elk Avenue, world-class mountain biking and skiing, and summers thick with wildflowers. The year-round population sits under 2,000, and that scarcity shows up directly in the numbers below.

I pulled every closed sale in the Town of Crested Butte for the last five full years, plus 2026 year-to-date, straight from CREN MLS.

  • Median sold price growth (2021 → 2025): +107%, from just over $1M to $2.12M

Breaking it down year by year, the median sold price climbed from $1.02M in 2021 to $1.62M in 2022, $1.77M in 2023, dipped to $1.40M in 2024, then jumped to $2.12M in 2025. Through August 2026, we've seen 15 closings at a $1.73M median — a smaller sample, since we're only eight months in, but consistent with the broader trend.

Sales volume has settled into a more normal rhythm after the frenzy of 2021, when 51 homes changed hands in Town. Since then we've seen 22, 30, 27, and 29 closings a year — a tighter, more sustainable pace that still reflects genuine scarcity, since there simply aren't that many homes in Town to begin with.

The list-to-sale ratio is the number I'd point to if someone told you prices are "out of control." Homes in Town have sold at 94–98% of original list price every single year in this dataset, including 2025's 96.8%. That's a market where sellers are pricing realistically and buyers are negotiating, not a bidding war. Days on market tells a similar story — after climbing to 156 days in 2024, the median dropped to 79 in 2025 and sits at 85 so far in 2026, meaning well-priced homes in Town are moving faster again.

Put together: the Town of Crested Butte has more than doubled in median sold price since 2021, while list-to-sale ratios have held in a tight, healthy band — a market appreciating without overheating.
